USDA home loans – Clackamas County

As I have done before, I headed out with with my buddy Mike Rohrig to check out what kind of properties are eligible for USDA financing; no downpayment required, mortgage insurance that’s more affordable than FHA, and flexible credit requirements. Pretty cool deal.

Well, this time we explored the wonders of…

Clackamas County!!!

Well, not all of it. Clackamas County is pretty big. Check the map:

USDA Eligibility

As we drove around, it became pretty obvious that much of the areas we visited are a little more sparsely populated than our previous outings. I guess I already knew this inherently, as I am a proud resident of Clackamas County.

In fact, the place where I started out in the mortgage industry was in Sandy, OR. I drove through Damascus and Boring everyday.

All joking aside, I feel like I need to go out again soon to the same area, take a bunch of pictures, and post a photo gallery.

There is such a diverse range of property types, but I spent so much time focusing on the video, I totally forgot to snap some pics!

So in the video, we primarily focused on Happy Valley, Boring, and Damascus. Here’s a map to give you a better idea where they are located in relation to larger communities like Gresham and Clackamas:

So you can see Clackamas on the left side of the map. Moving east, with a slight tick to the north, you will see Damascus, and then Boring. Happy Valley is north of Clackamas. I am looking forward to exploring some of the other communities in a future trip.

USDA limits

To qualify for USDA financing, you must meet certain income requirements. I detail those limits for Oregon in this post, and for Washington in this post.

In addition to the income guidelines, the property must meet certain criteria. You can’t buy a mansion with a USDA home loan. This program is designed to provide adequate housing to low to moderate income borrowers.

Some of the guidelines make reference to “modest” housing, but that could mean a lot of things.

As far as property value limits, I will have to invoke that phrase which has become so ubiquitous in today’s Real Estate market:
